This greenfields suburban site in Wellington’s Churton Park has been transformed into a modern, state of the art shopping and community village over three years in a four-stage construction project carried out by Armstrong Downes.

The village features five distinct buildings across the 1.4 hectare site with a spectacular supermarket, 15 shops, a community centre and various second level office facilities.

The ground level also accommodates bulk storage, an entry court, extensive new roading, car parking and landscaping. The village provides a commercial heart for Churton Park and complements the high standard of homes in the area.

The first building was the 2500m2 New World Supermarket followed by two further buildings (A&B) providing a 1500m2 retail village. The eight month supermarket build included concrete pours of 103m3 for the ground floor and 66m3 for the mezzanine floor.

The Klip Lock Roofing System, supplied by Steel & Tube, was utilised in the mezzanine floor of the supermarket and the retail village. Kingspan Roofing was sourced from Australia and was used in the Supermarket retail area. It was prefinished metal both top and bottom, with insulation in between. This build also included precast panels and Shadowclad ply. The Mosgiel Schist used for the exterior of the buildings is basically maintenance free and provides an alpine-like aesthetic feature.

The roof over the office area of the supermarket was Euroline with butynol roofing over the canopies and covered walkways. In addition, a large timber retaining wall was built to support the driveway for the supermarket truck dock. This retaining wall ranged in height from approximately1500m to three metres and ran close to 100 metres in length. Armstrong Downes Commercial also carried out much of the very detailed and specialised internal fit-out of the supermarket and many of the other facilities.

Completion of the 170 car park area coincided with completion of the supermarket and buildings A&B. This meant the village was able to open and begin trading straight away. Landscaping was also completed at this point enabling the village to function fully at this half-way stage of the project.

Phase two included the construction of two further buildings to complete the Retail Village facilities. The final two-storey Retail Village covers 2125m2 across four distinct buildings with 15 shops, a Community Centre, various upstairs offices, ground floor bulk storage, landscaping and an entry court. 

Special Info / Challenges: 

One unforeseen and memorable event of this build was Wellington’s largest snow fall for many years. Although most of the region came to a standstill, the construction of Churton Park Village continued.
